Contractor note: I use deck-frame protection products because the finished decking is only as good as the framing underneath it. FastenMaster Deck Frame Coating is one option I use when I want a liquid-applied moisture barrier on pressure-treated deck framing.
When this article says a product was installed, used on jobs or tested, that statement refers to firsthand experience. If we do not explicitly make one of those claims, the product-specific evaluation is research-based using current manufacturer documentation, installation requirements, warranty terms and contractor context.
What we compare: use-case fit, installation, durability and maintenance, warranty and support, availability and value.
Quick verdict
FastenMaster Deck Frame Coating makes the most sense in areas where water tends to sit or where tape is awkward to apply. It creates a rubberized moisture barrier over framing and can be brushed or rolled into corners, cuts and irregular areas that are harder to protect with tape alone.

What it is designed to do
FastenMaster markets Deck Frame Coating as a rubberized waterproof coating that creates a moisture barrier on deck joists, beams, ledgers, stair stringers and posts. The goal is simple: reduce prolonged moisture exposure in the framing so the structure has a better chance of lasting as long as the premium decking installed above it.
The manufacturer currently lists one gallon at approximately 450 linear feet of coverage and says the coating can dry in as little as 20 minutes under suitable conditions. Temperature and humidity can increase that time, so I would never treat the minimum dry time as a guarantee on every job.
Where I like using it
- Cut ends and penetrations that need extra protection.
- Ledger and beam areas where water management matters.
- Stair framing with lots of intersections and hard-to-tape surfaces.
- Tight corners where a liquid coating is easier than cutting multiple pieces of tape.
- Projects where the homeowner is investing in premium composite or PVC decking and wants the framing protected too.
Coating vs. joist tape
I do not look at liquid coating and joist tape as exact substitutes in every situation. Tape is fast on long, flat joist tops and creates an immediate barrier. A coating can be easier around irregular shapes, cuts, fasteners and hard-to-reach areas. Depending on the project, one or both can make sense.
What I like
- Can reach places where tape is difficult to fit cleanly.
- No measuring and cutting individual strips for every small area.
- Creates a continuous moisture barrier when applied properly.
- FastenMaster designed it specifically around deck framing rather than as a generic exterior coating.
Things to consider
- Drying time depends on jobsite conditions.
- Coverage depends on how heavily it is applied and how rough the framing surface is.
- It adds a material and labor step, so the value is highest on decks where frame longevity is a priority.
- No coating fixes bad flashing, poor drainage or incorrect structural framing.

Is it worth it?
On a budget wood deck that may be rebuilt in the future, some homeowners may not want the extra step. On a high-end composite or PVC deck, I think protecting the framing makes much more sense. The decking could carry a long product warranty, but the pressure-treated structure underneath still lives outdoors in a wet environment.
My contractor take
The main reason I use products like this is that deck framing is expensive to replace once the finished deck is installed. Protecting vulnerable areas during construction is much easier than repairing rot years later. FastenMaster Deck Frame Coating is especially useful where a brush or roller can reach an area more cleanly than tape.
